Moving a whole house is a different animal from a quick apartment job: more rooms, more stairs, hardwood and trim to guard, and — this is Pennsylvania — a finished basement nobody wants to load alone. Appalachian Movers handles full residential relocation across the Centre Region on one flat written rate, basement to attic.
The homes we move
The Happy Valley housing stock runs from 19th-century Victorians in Bellefonte to mid-century ranches in Park Forest and newer Boalsburg subdivisions tucked against the ridge. Unlike places without basements, almost every PA home we touch involves a basement load and an exterior bilco door or narrow stair to navigate. We size the crew to the home rather than the truck.
Historic and Victorian homes
Two-story houses in Bellefonte and downtown State College — tight switchback staircases, original hemlock floors, and narrow door frames that need padding before any furniture lands on the runner.
Suburban and ridge-side builds
Newer houses in Boalsburg, Park Forest, and the ridge lots off Pine Grove Mills — wider layouts, finished basements full of gym gear, and gravel driveways that mean a shuttle truck on some jobs. See the full town list on our service-areas page.
How we protect the house
Floors and trim absorb the most damage in a careless relocation, so protection is standard rather than an upsell. The crew sets up before the first carton leaves the basement.
- Floor runners and hardwood pads on the main carry paths
- Door-frame and corner guards at every doorway and basement landing
- Shrink-wrap and blankets on dressers, sofas, and case goods
- Mattress and TV cartons; beds and tables disassembled and rebuilt
- Basement and attic loads built into the plan, not skipped
| Home size | Flat written rate |
|---|---|
| 2-bedroom house | $950–$1,550 |
| 3-bedroom house | $1,750–$2,800 |
| 4-bedroom house | $3,000–$4,400 |
One flat rate for the whole house
Flat written rate. We quote one price for the full home — every room, basement, garage, attic — so the number does not climb because the day ran long against an early sunset. Pianos and climate-controlled storage carry their own clear lines if you need them.
Planning a winter house move
A full house can take most of a day, and central PA winters drop fast after 4pm. We start residential crews mid-morning so the bulk of the load is done before the roads ice up and the daylight goes. If the house relocation is also a downsize, ask about our senior moving and downsizing help, and request a free flat-rate quote when you are ready to book.

What It Runs
A two-mover team is $115/hr with a two-hour minimum; a three-mover team is $155/hr, and larger jobs are pinned down as one flat written figure before our truck rolls out of Atherton Street.
Two of our own W-2 movers, a padded truck, four-wheelers, shrink wrap and quilted blankets — the whole State College job folded into a single Pennsylvania rate, with no broker handoff at any point.
